Same home, new mortgage, no drama

A remortgage swaps your existing mortgage for a new one — with a new lender or a better rate. Before the new lender releases funds, they need a solicitor to check the title, handle conditions, repay the old mortgage and register the new charge. That's where we come in.

Because there's no chain and no seller, remortgages tend to move quickly — often within four to six weeks. We keep the momentum: satisfying your lender's requirements promptly, chasing redemption statements, and completing on the day your new deal needs to start.

How long does a remortgage take?+

Typically four to six weeks from instruction to completion. If you have a deal deadline — say your fixed rate ends soon — tell us at the start and we'll work to it.

Do I need searches for a remortgage?+

Usually not the full set a purchase needs. Many lenders accept search insurance instead, which is faster and cheaper. We'll confirm exactly what your lender requires and only charge for what's actually needed.

My property is leasehold — does that change anything?+

It adds a step or two: your lease needs to meet the lender's requirements and the freeholder or managing agent may need to be notified. It's routine for us, and the calculator prices leasehold remortgages accurately.

Can I release equity as part of the remortgage?+

Yes — if your new mortgage is larger than the old one, we'll return the difference to you on completion, after the old mortgage and any fees are repaid.
