We offer fixed fees for most residential conveyancing matters. The exact figure can vary with complexity, property value and circumstances (leasehold vs freehold, for example) — the calculator prices your specific move in about a minute.

02 — What’s included
Covered by your fixed fee
- Taking your instructions and advising on the legal process, including any mortgage, co-ownership or tax considerations
- Reviewing title documents and raising or responding to enquiries
- Preparing or reviewing contracts, transfer deeds and supporting documents
- Liaising with lenders to satisfy mortgage requirements and obtain consents where needed
- Exchanging contracts and arranging completion, including transfer of funds and redemption of any existing mortgage
- Handling post-completion matters — Land Registry registration and SDLT returns where applicable
- Providing you and any relevant parties with confirmation of registration and final documentation

Disbursements are third-party costs we pay on your behalf — they aren’t our fees, and we pass them on at cost. Stamp Duty Land Tax varies with your circumstances; our quote calculator estimates it for you. This list is not exhaustive — anything extra is always confirmed in writing first.
